COBie Deliverables & BIM Data Structuring

COBie is the Construction Operations Building Information Exchange, an international, software-neutral standard for delivering building asset data. It captures every maintainable asset with its location, type, specification, warranty, and O&M information in a structured spreadsheet that populates facility management systems at handover.

COBie organizes building information the way an operator needs it: spaces and zones, the systems that serve them, the components in each system, and the type, manufacturer, warranty, and maintenance data behind every asset. Delivered as a validated spreadsheet or IFC export, it lets a CAFM or CMMS platform be populated on day one rather than through months of re-keying data from PDFs.

Powerkh prepares COBie deliverables from your design and construction models. We enrich Revit elements with asset parameters, classify them to Uniclass or OmniClass, map data to the COBie schema, and validate every export against completeness and format rules. This is model and data preparation performed off site on your files, focused on structuring and handing over asset information, not installing hardware in the building.

What is COBie and who needs it?

COBie is a structured, software-neutral format for delivering building asset data at handover. It is mandated on UK public-sector projects under the UK BIM Framework and increasingly specified by US and European owners, because it lets facility management systems be populated without manual data entry.

Do you install sensors or hardware in the building?

No. This is a model and data service performed off site on your files. We structure, enrich, classify, and validate the asset data in your BIM model and export compliant COBie deliverables. Physical installation of sensors or equipment is outside our scope.

At which stages do you deliver COBie data?

At every data drop in your information delivery plan, typically end of design, end of construction, and final handover. We can also produce COBie retrospectively for existing buildings from as-built models or laser scan data.

Which classification systems and formats do you support?

Uniclass 2015 for UK projects, OmniClass and MasterFormat for North America, and custom owner standards. We export to COBie spreadsheets and IFC, defaulting to imperial units with metric supported, all agreed during scoping.

How much do COBie deliverables cost?
