BIM for facility management is the use of a data-rich as-built model to run a building after handover. Maintainable assets are enriched with locations, specifications, warranties, and O&M data, then exported as structured COBie deliverables that populate CAFM or CMMS systems so owners can operate the building from day one.

COBie (Construction Operations Building Information Exchange) is the international standard for handing over building asset data: every maintainable asset, its location, specifications, warranties, and O&M requirements in a structured, software-neutral format. Clients on UK public projects are required to deliver COBie under BIM mandates, and US and EU owners increasingly demand it in their BIM execution plans.

What is COBie and why is it required?

COBie (Construction Operations Building Information Exchange) is a structured format for delivering building asset data at handover. It is required on UK public-sector projects under the UK BIM Framework and increasingly specified by US and European owners because it eliminates manual data entry into facility management systems.

At which project stages do you deliver COBie data?

At every data drop defined in your information delivery plan — typically end of design, end of construction, and final handover. We can also produce COBie retrospectively for existing buildings from as-built models or laser scans.

Can you create FM data for an existing building without a BIM model?

Yes. Our Scan to BIM team converts Point Cloud data into an as-built Revit model, which we then enrich with asset data and export to COBie — a complete route from physical building to FM database.

Which classification systems do you support?

Uniclass 2015 for UK projects, OmniClass and MasterFormat for North America, and custom owner asset standards. Classification is agreed during scoping and applied consistently across the model.
